RERA compliance is a product decision, not a legal footnote

Treating regulatory verification as a badge you display, rather than a field you can query, is how property platforms end up with data nobody trusts.

When we built the platform behind a Pune brokerage, RERA verification wasn’t a filter added late. It was a required attribute on every listing from the first schema draft — with a source, a date, and a state. That one decision changed what the sales team could say on a call.

Trust is a query, not a graphic

If verification lives in a content field, nobody can answer “how many of our listings are verified this month?” If it lives in the data model, that question takes a second, and the answer becomes a sales asset. Buyers in long-cycle purchases don’t reward marketing claims; they reward the ability to check.

The same principle applies to pricing history, project timelines and builder records. Anything a buyer might reasonably doubt should be a structured field with provenance — because eventually someone will ask, and the platform that can answer wins the deal.
